Welcome to Top of Jack Mountain! We look forward to having you as our guest during your stay near the charming town of Monterey, VA, in Highland County. Please take the time to read our key policies to ensure a pleasant and safe experience for everyone.
GENERAL POLICIES
Top of Jack Mountain is not open to the public and is for the private and exclusive use of our registered guests. This includes all facilities, grounds, parking, and roads. We only accept advanced reservations; no walk-ins are allowed.
We are 100% smoke-free in and around all cabin stays and 99% of our property. Although we prefer you do not smoke, we do permit smoking in one designated area to avoid affecting other guests and visitors. Let's respect Mother Nature and keep her as serene as we found her.
Children are welcome but must be supervised at all times to ensure their safety and the enjoyment of all guests.
Pets are not permitted on the cabin property. Look for future policy updates on Our Pet Policy.
High-speed internet is available with WiFi connections for your devices and our smart TVs.
For the safety and security of our guests and property, we may install property road entrance security cameras. However, no Ring security cameras on entry doors and parking areas will exist. Audio is disabled.
Due to fire danger, candles are not permitted on the property. Battery-operated candles can be brought with you.

SELF CHECK-IN/OUT POLICY & EARLY CHECK-IN/LATE CHECK-OUT
Self Check-In/Out - Top of Jack Mountain is a unique, nature-focused setting that is completely managed by Orlesa Farms offsite. We may be onsite, but this is not routine when guests would be onsite unless for special event arrangements. Otherwise, mid-week would be more typical to see someone onsite working. Please utilize self check-in/out instructions and communicate concerns or questions through booking platform instructions.
We have implemented a Self Check-in/out procedure for all guests which will be emailed to you either the day before, or the morning of your arrival depending on the booking platform where your reservation was made.
We utilize various software and lock technology to assist our guests through this process and continue to improve. We think you will find it very simple and still very welcoming, as we do our best to add special touches at the Cabin. Even special add-on packages can be arranged at times.
Of course, if at any time you have troubles, call us at 540-712-7937 and we are happy to assist. We look forward to making your stay as comfortable as possible.
Early Check-ins Policy: Check-in is not before 4 pm. In order to allow enough time to complete our procedures and to care for the property, no early check-ins will be granted. Any guest access to the cabin and property prior to 4 pm is not allowed. Please, arrive after 4 pm.
Late Check-out Policy: Check-out is before 11 am. Please be considerate of cleaning staff. An additional $75 fee/hour will be charged to your card on file for late checkouts. If guests are still present at 1:00 pm, they will be asked to leave the property immediately.
RESERVATIONS & RATES
Reservations made online are preferred. We operate the property reservations through a management company that utilizes an OTA company to process the overnight accommodations. Reservations are in "real-time," immediately blocked, and taken from inventory across any and all platforms where reservations can be made. A confirmation is sent directly to you.
For those inquiring about special events or with other questions, please leave a message and we will return your call as soon as we can. For guest emergencies, an emergency contact number is posted onsite.
Room rates are based on single or double occupancy. A 5.3% state tax, 5% county lodging tax, and a $75 cleaning fee are added to each rate and divided across your nightly rate for your stay. The cabin accommodates up to 3 adult guests or up to 2 adults and 2 children under 12. Our Jack Mountain Cabin is best suited for 2 adult guests but we understand that sometimes a getaway includes a kid or two. The cabin is tight for 3 adults but again, it is an option. We just like to convey that the cabin is best suited for 1-2 guests.
Rate includes accommodations, free high-speed internet, free parking, access to the grounds, a welcome package with initial items for your stay, and toiletry amenities (typically enough for a 2-night stay). If you need additional supplies during your stay, a Dollar General and a Family Dollar/Dollar Tree are available in town just 2 miles from the Cabin. We do not replenish initial welcome package items, toiletry amenities, replenish towels or change out laundry for stays 3 nights or less.

Our cabin features a combined kitchen and living area designed for your convenience. The kitchen is equipped with the following appliances and amenities:

Guests are welcome to use all kitchen appliances and cookware. We kindly ask that you clean, dry, and return all used items to their proper places. For any specific inquiries about kitchen contents, feel free to call us ahead of your stay.
Additionally, there is a Dollar Tree located just a few miles away for any unique items you might need. Essential items such as a bottle and can opener, pizza pan and cutter, skillet, and pots (small and large) are provided.
Please ensure all appliances are emptied and cleaned as needed before departure. Dispose of all trash in the onsite containers. As the saying goes on the trail, and at Top of Jack Mountain: Let's try to leave no trace. We appreciate your cooperation.
Same-day bookings, if available, can be made online until 4 pm.
CANCELLATION & REFUND POLICY
If your travel plans change and you must cancel your reservation, please call us prior to your arrival date to make us aware of your cancellation.

If you must cancel your reservation and do so more than twenty-one (21) days prior to your arrival date, we will issue you a full refund less a 15% cancellation fee; or fully exchange, 100%, for a gift certificate to be used at a future date.

In the unlikely event that you must cancel your reservation, including shortening or moving your stay, and do so with 21 days or less notice from your arrival date, please understand that you are responsible for the full amount of your reservation. If we are able to rebook your room(s), a full or partial refund will be issued based on the amount of the new booking, less a 25% rebook cancellation fee. All cancellations or changes to reservations must be made by phone to be valid; this includes any reservations made with any Online Booking Agency.

Top of Jack Mountain is not responsible for misinformation of our policies on other internet sites and Online Booking Agencies (booking.com, Airbnb, Expedia, etc). The policies on our site supersede any other site and we recommend booking direct. Any changes or cancellations to reservations must be made with the booking site where the reservation was made.
All refunds or credits will be refunded to the original form of payment the reservation was made by (Gift Certificate, credit card, etc). Top of Jack Mountain does not offer refunds for no-shows or early departures. No-shows and cancellations have a major effect. Therefore, our cancellation policies must be strictly enforced. It is impossible to verify "hardship" cancellations. Therefore, all cancellations are treated the same, regardless of the reason given.
Deposits for holiday reservations (Memorial Day, Labor Day, 4th of July, Thanksgiving, Christmas, New Year's, and other special local event weekends) are refundable up to 30 days prior to arrival. Holiday deposits are non-refundable within 30 days of arrival. Deposits & Payments for any type of Special Events arranged, and any overnight lodging related to them, are non-refundable and do not qualify for any cancellation or refund policy.
COVID-19 CANCELLATION POLICY
By now, we can expect all of our guests are well aware of the risk of further COVID-19 spread, as well as any type of infection for that matter, and as such, the risk they are taking when making new reservations and by traveling, both financially and physically. Therefore, all new reservations made on or after April 20th, 2021, will be held to our standard cancellation policies.
REGISTERED GUESTS ONLY
Top of Jack Mountain is a private property. The cabin, grounds, guest amenities, and services are reserved for the enjoyment and exclusive use of registered guests only; no unauthorized parties, gatherings, or outside visitors are allowed. This policy helps to ensure the privacy and enjoyment of all of our registered guests.
PET POLICY
Top of Jack Mountain and our cabin accommodations are not appropriate for pets or emotional support animals of any kind. A $350 fee will be charged to any guest bringing an animal in their room or on the property. Bona fide service animals will be accommodated.
NO SMOKING POLICY - TOP OF JACK MOUNTAIN 99% CLEAR THE AIR
Top of Jack Mountain is committed to providing a smoke-free environment for our guests and staff. Our policy does not permit smoking of any kind, anywhere on the property or inside the cabin, with the exception of one designated outdoor area.
DAMAGE POLICY
At Top of Jack Mountain, we understand that accidents can happen. We kindly ask our guests to help us maintain the condition of the cabin and its contents during their stay. By confirming your reservation, you agree to the following guidelines:

Respect and Responsibility: We trust that our guests will treat our property with care. If you notice any damage or missing items upon check-in, please let us know right away to avoid any misunderstandings.

Communication is Key: Should any damage or maintenance issues arise during your stay, please contact us immediately at 540-712-7937. We understand that accidents happen and that sometimes things break or don't work as expected. If you experience any issues, such as a non-functional microwave or if you accidentally cause damage like staining the sofa, please let us know right away. Prompt reporting allows us to address any concerns quickly and maintain the cabin's quality for everyone. Your feedback is invaluable, and we appreciate your understanding and cooperation in helping us continuously improve our property and services.

Fairness in Charges: In the event of accidental damage, the cost of repair or replacement will be charged to the credit card we have on file. We will discuss any charges with you before processing. Potential charges may include:

Repairing or replacing damaged furniture, appliances, or fixtures

Cleaning stains or repairing damage to carpets, floors, or walls

Hot Tub Policy
Our hot tub is available for your enjoyment, and we kindly ask that you follow these guidelines to ensure a safe and pleasant experience:
General Use
Guests are expected to know how to operate a hot tub, including removing and replacing the cover and understanding the controls. If you are unfamiliar with hot tub operation, please do not use it. We recommend reviewing basic hot tub use guidelines before your stay on YouTube or similar. Our brand and model is the Lifesmart Curacao LS550 Plus.
Safety First
Always supervise children around the hot tub. Avoid using the hot tub under the influence of alcohol or drugs, and ensure that the water temperature is comfortable and safe.
Cover Care
Please replace the cover after each use to maintain the water temperature and keep the hot tub clean. The cover should be handled with care to avoid damage. For added convenience, the hot tub cover can be folded over once to reveal comfortable seating for two, allowing easy access without removing the entire cover.
Health Precautions
Guests with health concerns such as heart conditions, pregnancy, or skin conditions should consult a doctor before using the hot tub. Shower before entering the hot tub to maintain water quality.

Hot Tub Temperature Setting and Safety Recommendations
To conserve energy costs, we keep our hot tub temperature set at 85°F when not in use. The hot tub is equipped to gain 5 degrees every hour, and the cover often helps maintain a higher base temperature. Typically, it can heat up to the recommended hot tub temperatures for overall health, between 95°F and 104°F, in just 60-90 minutes.
Health and Safety Guidelines:

Maximum Safe Temperature: The water temperature in hot tubs should never exceed 104°F (40°C). Higher temperatures can cause overheating and increase the risk of hyperthermia, especially with prolonged use. However, with the cover on, and depending on how quickly the temperature warms up when setting the temperature, the water temperature can get higher than the max setting. Please always check the temperature and test the water with your hand prior to getting in for safety.

Ideal Temperature Range: The ideal soaking temperature is between 100°F and 102°F, which is comfortable for most users and minimizes health risks.

Special Considerations:

Pregnant Women: Should consult their doctor before using the hot tub and may need to keep temperatures below 100°F to avoid overheating.

Children: Should use hot tubs with caution and under adult supervision, with temperatures set lower than 104°F to prevent overheating.

Duration: Limit soaking time to 15-30 minutes to prevent overheating and dehydration.

Simply adjust your ideal temperature up a short bit prior to your intended use. When finished for the day, please readjust the temperature setting to 85°F and ensure the hot tub cover is replaced and secured with the four harnesses.
Daily Maintenance Request
To ensure the hot tub remains clean and enjoyable for all guests, we kindly ask you to add a small amount of chlorine after your final use each evening. We provide this in a small, easy-to-open pouch, containing a fraction of the weekly maintenance amount.
Instructions:

After your final use of the evening, open the provided chlorine pouch.

Sprinkle the contents evenly into the hot tub water.
-
Replace the hot tub cover and secure it with the four harnesses.
Thank you for your cooperation in maintaining the hot tub and helping us conserve energy.
GRILL POLICY
Our grill and griddle are provided for your convenience. Please follow these guidelines to ensure proper use and maintenance:

Proper Use: Guests are welcome to use the grill and griddle, including the provided utensils and propane. It is important that if guests choose to use the grill or griddle, they clean it thoroughly after use, including any food or spills around the area while using it. This is to ensure the next guest can use it and to help prevent wildlife from being attracted to the cabin due to food remnants.

Propane Management: We provide an extra propane tank on-site. If both tanks run out, please refill or exchange the tank at the local hardware store just 5 minutes away. Keep the receipt and send it to us for reimbursement.

Safety: Always supervise children around the grill. Ensure the grill is turned off after use and handle propane tanks with care. Avoid using the grill under the influence of alcohol or drugs.

FIREWOOD POLICY
We provide firewood for your enjoyment. Please follow these guidelines to ensure a safe and enjoyable experience:

Respectful Use: Firewood is intended for relaxing, safe, and enjoyable fires. Please use the firewood respectfully and avoid excessive burning to ensure there is enough for future guests.

Fire Safety: Guests planning to have a fire should know or understand how to safely make a fire. If you are unsure, we offer a short YouTube video with instructions (HERE-COMING SOON). If you do not feel confident in making a fire, please do not attempt to do so.

Nature Respect: Ensure that the fire is fully extinguished before leaving it unattended. Be mindful of the environment and other guests by maintaining a safe and clean fire area.

CHILDREN
Top of Jack Mountain and all of Highland County is a serene and rustic retreat that welcomes families. Due to the natural setting and the inherent risks associated with outdoor activities, children must be supervised at all times to ensure their safety. The cabin is situated in a wilderness area with uneven terrain, wildlife, and natural features such as debris, wet environments, and woods, which can be both exciting and hazardous. We encourage families to enjoy the beauty and adventure of Highland County and our property while maintaining vigilant supervision of their children to ensure a safe and enjoyable getaway for everyone.
Children will be subject to room occupancy limits and charged as per adult occupancy rates. 2 children = 1 adult, max occupancy: 3 Adults.
LIABILITY DISCLAIMER
Under Virginia law, owners and operators of agricultural properties are generally not liable for injuries or deaths of participants in agritourism activities, provided that certain conditions are met. While lodging accommodations may not explicitly fall under the definition of agritourism activities, we assume overnight lodging at Top of Jack Mountain is an activity as defined by Virginia state law. By making a reservation and staying with us, you agree to the following:

Assumption of Risk: By choosing to participate in activities and lodging at Top of Jack Mountain, you acknowledge that you understand the potential risks and voluntarily assume all risks associated with these activities and lodging.
